The Design Process
A Clear Path from Idea to Completion
Beginning a building project is exciting, but it can also feel overwhelming. There are countless decisions to make, unfamiliar terminology, and often one simple question:
“Where do I begin?”
At D. Bruce Architecture, I believe every successful project begins with a conversation. My role is to guide you through each phase of the process, helping you make informed decisions while creating a design that reflects your goals, your budget, and the way you want to live or work.
Every project is unique, but the design process generally follows these four phases.
1. Schematic Design:
Every project begins by getting to know you and understanding your vision.
We’ll discuss your goals, your priorities, your budget, and your building site. Whether you’re planning a new home, remodeling an existing space, adding onto your home, or developing a commercial project, these early conversations provide the foundation for everything that follows.
Together, we’ll explore how you want the space to function and how you want people to experience it.
Using those conversations as a guide, I’ll develop preliminary floor plans and exterior concepts. It’s common to work through several design refinements before we arrive at a direction that feels right.
When needed, I’ll also begin coordinating with engineering consultants during this phase to help ensure the design is both practical and feasible before moving forward.
2. Design Development:
Once the overall direction has been established, the design begins to take shape in greater detail.
During this phase, I continue refining the plans while coordinating with structural, mechanical, electrical, plumbing, fire protection, and civil engineering consultants as needed.
Materials, building systems, and important design details are carefully developed to ensure the project functions well and supports your goals.
3. Construction Documents:
After the design has been finalized, detailed construction drawings and project specifications are prepared.
These documents communicate the information needed for permitting, contractor pricing, and construction.
D. Bruce Architecture coordinates the submission of the project to the appropriate permitting authorities and remains engaged throughout the review process until approvals have been received.
4. Construction Administration:
My commitment to your project doesn’t end when construction begins.
Throughout construction, I remain involved to help answer questions, review contractor submittals, visit the project site, participate in meetings, and help ensure the work reflects the design intent.
As construction nears completion, I’ll also assist with final walkthroughs and project closeout.
